Your Booking

Your contract with us begins once we issue your confirmation invoice. Your booking is subject to these Terms and Conditions.

We may be able to provisionally hold a booking for up to 5 days if you contact us by telephone or email. If you do not confirm your booking within this time, the dates will be released for general sale.

All bookings are confirmed once we issue a confirmation invoice. This will confirm your stay dates, the total amount payable, and the payment schedule. Confirmation invoices will be sent by email or by post if requested.

The person making the booking is responsible for all members of the party and must be 18 years or older at the time of booking.

Please note: we reserve the right to refuse a booking at our discretion.

Paying for Your Accommodation

A deposit of 30% is required to secure your booking. Your booking will be confirmed once the deposit has been received.

The remaining balance must be paid 3 months before your arrival date, plus, a £200.00 refundable security deposit. If your booking is made less than 3 months before arrival, full payment is required at the time of booking.

If payment is not received by the due date, we will contact you by email, post, or telephone. If payment is still outstanding 10 days after the due date, we will assume you wish to cancel your booking. In this case, your booking will be cancelled and the cancellation terms will apply.

Payment is accepted by BACS. Overseas guests may be charged a 5% commission fee.

Pricing

Accommodation prices include water, gas, electricity, broadband, bed linen, and towels.

Changing Your Booking

If you wish to make any changes to your confirmed booking, please contact us as soon as possible by telephone or email.

While we will do our best to accommodate requests, we cannot guarantee that changes can be made.

If We Need to Change or Cancel Your Booking

We do not expect to change or cancel bookings, but this may occasionally be necessary due to essential repairs, refurbishment, or other circumstances beyond our reasonable control.

If this happens, we will try to offer a suitable alternative. If no suitable alternative is available, or if you do not accept it, we will refund all payments you have made.

We are only responsible for foreseeable losses caused directly by a change or cancellation. We are not responsible for losses that could not reasonably have been anticipated.

You must ensure that all members of your party have appropriate travel insurance, covering illness, cancellation, and injury.

Visitor Standards and Behaviour

A welcome pack will be provided at Pink Door at 54, containing important information for your stay. Please ensure all guests read this on arrival.

The accommodation must only be used for holiday purposes.

You and your party must keep the property clean and tidy and leave it in the same condition as on arrival.

You must not engage in dangerous, illegal, offensive, or disruptive behaviour, or cause nuisance to neighbours.

Smoking is not permitted anywhere in the property. This includes e-cigarettes and vaping. Candles, fireworks, and Chinese lanterns are not permitted.

One dog is welcome to stay at the property at an additional cost of £42. Food, beds and water bowls are not provided.

Maximum Occupancy

You must not exceed the maximum occupancy of 9 guests as stated on our website.

Maximum occupancy limits are set for safety and regulatory reasons. If these limits are exceeded, we reserve the right to require you to leave the property without refund or compensation.

Loss or Damage

We are not responsible for loss or damage to personal belongings, vehicles, or injuries sustained during your stay.

If you discover any damage or missing items on arrival, you must notify us immediately. If no report is made, we will assume the damage occurred during your stay.

You are responsible for:

  • Accidental damage over £250 (e.g. £750 damage = £500 payable)

  • 100% of the cost of non-accidental damage

Damage caused by failure to follow these Terms or the welcome pack instructions will be considered non-accidental.

Problems or Complaints

We aim to ensure Pink Door at 54 is maintained to a high standard. If you experience any issues, please contact us immediately so we can resolve them as quickly as possible.

Our Right of Access

We may need access to the property to deal with emergencies, investigate complaints, or carry out routine checks. We will give advance notice wherever possible.

Our Right to Evict

We may terminate your stay immediately, without compensation, if:

  • you breach these Terms and Conditions;

  • your behaviour puts others at risk;

  • complaints are received about anti-social behaviour;

  • you cause excessive damage; or

  • you exceed the maximum occupancy.

Events Beyond Our Control

We are not liable for failure to meet our obligations due to events beyond our reasonable control, including (but not limited to) extreme weather, natural disasters, strikes, war, epidemics, or failure of utilities or communication networks.

We accept no liability for building works or activities taking place on neighbouring properties.

Practical Information

Check-in is from 4:00pm on the day of arrival.
Departure is by 10:00am on the day of departure.
Exact times will be confirmed in your booking invoice.

If you leave any personal belongings behind, please contact us as soon as possible.
